Singapore-listed Mapletree Industrial Trust has agreed to acquire a portfolio of 29 data centers across the U. S. for $1.3 billion from Tampa, Florida-based Sila Realty Trust. The properties with a total net lettable space of 3.3 million square feet (306,580 square metres) are located across 18 states including key markets in Chicago, Los Angeles and Houston. About 87.8% of the data centers are leased to 32 tenants.“This portfolio acquisition will enable us to scale up our data centre presence significantly and diversify our footprint across key markets in the U. S.,” Tham Kuo Wei, Chief Executive Officer of Mapletree Industrial’s manager, said in a statement. “Data centres remain resilient with attractive growth opportunities.”Backed by Singapore government-owned Temasek Holdings, Mapletree Industrial has been stepping up investments in the U. S. data centers in recent years. In 2019, the company bought a portfolio of data centers in North America from Digital Realty through a joint venture with manager Mapletree Investments. Demand for data centers has been growing as consumers and businesses increasingly turn to remote working, video streaming and online gaming as cities around the world went into lockdowns last year to curb the spread of the Covid-19 pandemic. Mapletree Industrial will use a combination of debt and equity to fund the acquisition. The company is raising about S$824 million ($619 million) through a share sale. The company is selling 190 million shares at S$2.69 each through a private placement and another 117.6 million shares to existing shareholders in a preferential share offering at a discounted price of S$2.65. The private placement is 3.1 times covered, the manager said. Upon completion of the acquisition, Mapletree said it will have S$8.6 billion of assets under management, with data centers accounting for about 54% of the total. “This is in line with our strategic efforts to reshape the portfolio toward higher value uses,” Tham said.
